Adroit Real Estate Advisors have let three warehouse units in Leighton Buzzard, Bedfordshire, totalling 23,330 sqft, as demand for industrial space in the town continues to outstrip supply. Acting on behalf of Chartmoor Estates, Adroit has let 17 Chartmoor Road (10,545 sqft) to Eurolink Logistics, 19 Chartmoor Road (6,974 sqft) to Sumitomo (SHI) Demag and 21 Chartmoor Road (5,811 sqft) to Motor Parts Direct.

Two of the lettings bring new occupiers to the town. Eurolink Logistics is relocating into Leighton Buzzard and Sumitomo (SHI) Demag is moving from Aylesbury. Motor Parts Direct is moving from its existing premises in the town into a larger unit to support its growth.

Dan Jackson, Director, noted: "Leighton Buzzard continues to be a pocket of activity and one of the few locations where supply remains constrained. These units are 20 years old, but their specification still stands up really well – particularly the amount of external space around them. These deals have all happened within a few weeks of each other, and hopefully we are close to announcing one more nearby shortly."

With excellent road links to Junction 11A of the M1, Leighton Buzzard continues to be an attractive, cost-effective alternative to Luton and Dunstable. Chartmoor Road is one of the town's main employment areas, linking Grovebury Road and Billington Road.

As Adroit starts work on its Q3 figures, available supply in Leighton Buzzard is limited to just a handful of buildings. The largest is 30 Eden Way (circa 55,000 sqft), which Adroit is marketing on behalf of Chartmoor Estates.

Some further space is on the way. On behalf of Peloton, Adroit is about to start marketing K6 Cherrycourt Way (4,900 sqft), and a second unit on Cherrycourt Way (9,200 sqft) is expected to become vacant before the end of the year. Refurbishment works are also due to start shortly on 7 Commerce Way (6,199 sqft). Supply is then expected to ease slightly next year, when a number of units at Chiltern Trading Estate are expected to come to the market.

Other recent Adroit lettings in Leighton Buzzard include 5 Commerce Way (4,565 sqft) to TNK Trading in March, also relocating from Aylesbury, and Unit 12A Pages Industrial Park (1,725 sqft) to The Pawsome Co earlier in the year.
