Refurbishment works at Unit 36 Woodside, Dunstable finished this week and having inspected the building we can’t quite believe the transformation.

This is the first refurbishment completed since Legal and General acquired the Woodside Industrial Estate in 2018 and AREA were appointed as one of the joint letting agents.

AREA research confirms that occupiers express a clear preference for modern and refurbished accommodation however landlords are struggling to refurbish units at a pace which meets demand. This is a theme we highlighted in our Luton & Dunstable Market Update. By undertaking these works Legal and General have set themselves apart from the majority of the competition in a market dominated by unrefurbished stock.

The unit benefits from 7.18m eaves height, 3 level entry loading doors, LED lighting within the warehouse, two storey offices (2,526 sqft), 35 parking spaces and a generous secure yard.

Woodside is one of the main employment areas within Luton and Dunstable, located some 2.5 miles from M1 Junction 11 and M1 Junction 11A, accessed via the Woodside Link which opened in 2017. The estate is connected to Luton Station, Luton Parkway Station and London Luton Airport by the guided busway which serves Luton & Dunstable.

Woodside is one of the few estates locally to benefit from 24 hour on site security and CCTV.

Letting particulars, additional photos and further information on Unit 36 can be found on the AREA website or on the dedicated Woodside Dunstable website.
